Development Status Summary (as of 11-12-18)

Nearing Completion and Under Construction

  • New CVS Development – 1617 Canyon Drive – Clock Tower erected and CVS building under construction. Completion anticipated by Spring 2019.
  • Planet Fitness Athletic Facility – 1570 Fitzgerald Drive – Construction in progress. Completion of the project is anticipated during the Spring 2019.
  • Lucky’s Façade Modification  - 1530 Fitzgerald Drive – The building permit for the façade modification has been issued. Construction in Progress. Completion anticipated by January 2019. 
  • Menchie’s Yogurt Shop – 1358 Fitzgerald Drive – The building permit for the tenant improvements (1,580 sq. feet) has been issued.Completion anticipated in Spring of 2019. New outdoor dining use permit for Menchie’s and Togo’s also approved and patio dining is also expected to be in place in Spring 2019. 


  • O’Reilly Auto Parts – 610L San Pablo Avenue – Building permits have been issued to convert previously separated individual retail tenant space to one larger space. Completion expected by Spring 2019.


  • DaVita Dialysis Clinic - 1335 Pinole Valley Road – Building shell completion anticipated by Spring 2019 and tenant improvements by Fall of 2019.


  • Bay Park Landslide – 2621 Appian Way – New Retaining wall completed. Awaiting building permit application submittal for private roadway, parking lot, and utility replacement.


    In Construction Plan Check

  • Pinole Gateway Medical Facility (Dr. Lee Eye Surgery Center) – 1289 Pinole Valley Road – Project plan check completed last Spring. Four outstanding items we are waiting on applicant to provide. Construction cost to build has escalated and we expect further information by the end of the year. 


  • Westcat Bus Washing Replacement Facility - 650 Pinole Shores Drive – Request to replace existing bus washing facility with new facility that can accommodate larger sized busses. Building permit issued. Completion anticipated by Summer 2019.


  • Flyers Gas Station – 1390 San Pablo Avenue - Building permit issued. Has not called for inspections and project is on hold.


  • Happy Ramen Restaurant - 1907 San Pablo Avenue (former Green Lantern tavern) –Project is in plan check.



Under Review by Planning

  • Hazel Drive Four-Lot  Subdivision / Design Review for single family development and Development Agreement for roadway connection to Sunnyview Drive – West end of Hazel Drive – Project is under review and expected to be considered by the Planning Commission and City Council during first half of 2019.   


  • Seven -11/ Union 76  Convenience Store and Gas Station Renovation -  2401 Appian Way (currently a Valero Gas Station) – New convenience store and new fueling canopy and fueling system - Application is under review. Design feedback provided and awaiting a second re-submittal from applicant.  Planning Commission review will depend on date of submittal of modified design. Expected to come before the Planning Commission in first half of 2019.


  • McDonalds Restaurant Renovation- 1402Tara Hills Drive. Application deemed incomplete.Awaiting submittal of additional application information. Planning Commission consideration anticipated during first half of 2019.


  • Extra Space Mini-Storage – 890 San Pablo Avenue – new approximately three-story mini-storage project located on the property immediately west of Crockett’s Auto Body. Application deemed incomplete. Awaiting additional submittal information. Project anticipated to be considered during first half of 2019.


  • Appian 80 Shopping Center Redevelopment / Pinole Square project – Southwest of intersection of Appian Way and Tara Hills Drive - Application submitted to renovate and expand the existing Safeway Grocery store and add a new gas station and construct new commercial pad buildings. Application deemed incomplete. Awaiting additional information from applicant. Planning Commission action anticipated within 12 months after deeming the application complete.
