Sunnyview/SPA
900-940 San Pablo Avenue

The development of Sunnyview and San Pablo Avenue is part of an Economic Development Strategy Plan adopted by the Redevelopment Agency Board on July 20, 1999. The plan called for the Agency to facilitate the development of underutilized parcels along the West San Pablo Avenue Corridor in hopes of strengthening the City’s industrial base.

In April of 2000, the Redevelopment Agency acquired the property located at Sunnyview and San Pablo Avenue. The site was underutilized and had previously been used for illegal storage of construction materials and equipment. The Agency constructed site improvements, subdivided the property into five smaller parcels and then initiated the development of a light industrial and service commercial complex.

Pinole Shores Business Park
850 San Pablo Avenue

The property located at 850 San Pablo Avenue, formerly Anthony Auto Wreckers, has been the focus of redevelopment plans for the past several years. On December 23, 2002, the Agency acquired the site after completing an extensive environmental remediation project.

Over the past several months, the Agency has taken steps to prepare the site for future development. The Agency Board approved a Tentative Subdivision Map (TSM) and funding for site improvement plans. More recently, a Preliminary Development Plan was approved by the Agency Board in April 2004.

The Preliminary Development Plan calls for a Light Industrial Business Park on the 14-acre site. The Business Park would be composed of one-story light industrial buildings, which would allow a flexible use of office, equipment, display and storage space ranging from 1,600 to 16,000 square feet. The buildings fronting San Pablo Avenue would consist of two-story flex- buildings designed for anchor tenants or owner-occupants.

The major focus of the plan is to improve the jobs-to-housing balance. This balance is part of a smart growth philosophy to create jobs near to where people live, which will in turn, reduce traffic and improve air quality. In addition, the plan will create land ownership opportunities for small business owners.

Heritage Park
2100 San Pablo Avenue

The project site is located at 2100 San Pablo Avenue (APN 401-120-029), totaling approximately 2.5 acres. The project is to be constructed in two distinct phases. The first phase will include either the relocated Faria house or a newly constructed structure similar in character to the Faria house and ancillary improvements at the southern frontage of the property along San Pablo Avenue. The second phase will involve the construction of three single-family cottages and a common detached garage along the northern site frontage on Buena Vista Drive.

Youth Center/Community Television Offices
635 Tennent Avenue

The project site is located at 613 Tennent Avenue (APN 401-141-011). The approved project includes: relocation of the existing commercial tenant, followed by abatement and demolition of the existing office structure; construction of a 5,323 square foot, two story building with youth activities and a public meeting room on the ground floor, and Pinole TV activities on the upper floor; expansion and renovation of the existing, adjacent Memorial Hall kitchen for use with both Memorial Hall and Youth Center activities; construction of adjoining site improvements such as a parking area, a covered arcade, a raised patio and walkway, lighting, and landscaping; and construction of related Fernandez Park improvements, including a reworked Tot Lot and trash enclosure.

Downtown Partners – Gozzano Project
2401 San Pablo Avenue

In January 2004, the Redevelopment Agency, in cooperation with Downtown Partners, completed Fernandez Corner, a new multi-story mixed-use project on San Pablo Avenue. There are 24 residential units above 7,360 square feet of commercial space on the ground floor.

In conjunction with this project, the Agency completed a number of site improvements to the surrounding area including expanded parking, as well as new pedestrian walkways, lighting, landscaping and renovation of the creek trail. A portion of Fernandez Avenue was reconstructed to ease traffic speed and enhance pedestrian access.

Meadow Park Renovation

Meadow Park is one of the oldest parks in Pinole. Residents of the Nob Hill area use the park frequently. Several years ago, the city conducted a study of all parks in the City of Pinole. Meadow Park was identified as a major priority as evidenced by antiquated play structures, buckling asphalt, improper drainage and lack of accessibility. A public workshop was held on July 18, 2001 and local residents participated in the renovation and redesign of the park.

New park features include: new drainage system & play structures, improved pedestrian walk-ways, new lawn area, re-paving of basketball court, access ramps, landscaping and a new retaining wall. The park is also designed to provide new bathroom accommodations to be constructed at a later time.

Soccer Field Project
Pinole Valley Road & Wright Avenue

The City of Pinole purchased Pinole Valley Park in 1978 and developed a Master Plan for the park, which included provisions for baseball and soccer fields.  The Master Plan supports an important goal of the City's General Plan to "provide for a wide variety of recreational activities in open space areas, parks, and school grounds within the City of Pinole, balanced with protection of important habitat."  The underutilized portion of Pinole Valley Park, at the end of Wright Avenue along Pinole Valley Road, presents an excellent opportunity to achieve this goal.  Prior to this soccer field project, there was only one soccer field in the City.

Sunnyview/SPA

OLD TOWN SIGNAGE

In 1999, the Agency Board approved design services for a new graphic identity and sign program for the Old Town area. These types of programs should continue and expand, within an appropriate scale, to benefit the city’s economic development. Many marketing activities have focused on Old Town, and future activities could continue to serve Old Town as well as other areas like Pinole Valley and Pinole Vista.

PINOLE SENIOR VILLAGE

Pinole Senior Village is a beautiful 72-unit community set in the hills of the Pinole Valley. It was made possible by the City of Pinole's Redevelopment Agency and reflects the pride of a city dedicated to meeting the needs of its senior residents.

FERNANDEZ PARK RENOVATION

This park is a popular recreation spot in the City, thanks in part to Redevelopment Agency projects. Because of its central location, Fernandez Park is also home to many of the City's events.

MEMORIAL HALL

The Redevelopment Agency facilitated the acquisition and remodeling of Memorial Hall, where the Pinole Community Players frequently display their talents.

PINOLE'S EAST ENTRYWAY

The landscape beautification project at the City's east entryway creates a pleasant environment that welcomes both residents and passerbys.

BANK OF PINOLE

This limestone neoclassical structure was built in 1915, remained in use as a bank until the 1960s, and was sold in 1992 to the Pinole Redevelopment Agency after it was deemed structurally unsafe due to damage from the 1989 Loma Prieta earthquake. The Redevelopment Agency funded the retrofit and renovation of the Old Bank building, which reopened for commercial use in 1996.

STREET & SEWER IMPROVEMENTS

The Agency has funded a great number of infrastructure projects including the majority of street and sewer improvements in the City. For example, the Agency has funded street resurfacing improvements for almost half of the City. So if you drive in Pinole, you are likely traveling on Redevelopment improved streets.
