Gateway Shopping Center
The City of Pinole has received a request to develop four new commercial buildings totaling approximately 60,656 square feet with an accompanying 75-foot high pylon sign. The approximately 5.5-acre proposed development site includes portions of both sides of Pinole Valley Road north of Interstate Highway 80 and south of Henry Avenue. The site is bounded by Pinole Creek on the west, Henry Avenue on the north, the existing Kaiser Permanente Medical facility on the east, and Interstate 80 and Pinole Valley Lanes on the south.
The proposed project includes a grocery market, a retail shop space building, a drive through coffee shop, and a medical office building with accompanying signage and landscape improvements. Additionally, the proposed project includes enhancements to Pinole Creek area affecting approximately .16-acres immediately west of the project site and a new bus stop area adjacent to the proposed market south west of the intersection of Pinole Valley Road and Henry Avenue.

Proposed CVS Pharmacy Project
A request to redevelop 1617 Canyon Drive (APNs 401-273-043, -044, -045, and -046) located southeast of the corner of Appian Way and Canyon Drive by demolishing the existing three-story office building and developing a new approximately 14,806 square foot CVS Pharmacy Building with a drive-thru. The project includes the relocation of two existing wireless communications facilities within the approximately 1.9-acre project site and the construction of a pylon structure to camouflage the proposed relocated wireless communication facility antennas.
The request requires design review consideration, consideration of a conditional use permits for the proposed drive-thru and for each of the two relocated wireless communications facilities, as well as consideration of a variance to allow a pharmacy drive-thru with amplified sound to be located less than 300 feet from the nearest residential property line.
